Find Familiar

Cast (Action) (Instantaneous): You gain the service of an imp (see page 24 of Monsters & Treasures), which appears in an unoccupied space you can see within 12 squares of you. The imp can't read or speak, but it can communicate using gestures, and it understands one language of your choice that you know. The imp has a personality of its own, but it always follows your commands.

While the imp is in your service, you can't cast Find Familiar again. If you release the imp from your service -- or if the imp drops to 0 hit points -- it disappears without a trace, and you regain the ability to cast Find Familiar once you have finished a long rest. The imp also disappears if you lose the ability to cast this spell for any other reason.

Telepathic link: While the imp is within 12 squares of you, you can communicate with it telepathically. Additionally, as an action, you can see what the imp sees and hear what it hears until the start of your next turn. During this time, you are blinded and deafened with regard to your own surroundings.

Dismissal: As an action, you can temporarily dismiss the imp. It disappears into a pocket dimension where it awaits your summons. As an action while the imp is dismissed, you can cause it to reappear in an unoccupied space you can see within 12 squares of you.

Proxy: While the imp is within 12 squares of you, you can cast spells as though you were in its space (but you must use your own senses).

No Luggage: An imp takes nothing with it when it disappears.

An imp isn't well-suited to combat, but it will make attacks if you command it to. Furthermore, imps are immortal, so they don't mind carrying out hazardous tasks. Mages who know the Seeming spell customarily disguise their familiars as Tiny animals.
